Buy Property in Pakistan from Abroad

A guide for overseas Pakistanis and international buyers: how to buy a plot, villa or commercial property in Faisalabad while living in the UK, UAE, Saudi Arabia, the USA, Canada, Australia or anywhere else.

Buying Faisalabad Property While Living Abroad

Many overseas Pakistanis look at Faisalabad for a plot to build a family home on, a villa for their parents, or an investment in one of the Sitara Group societies. The challenge is rarely the money; it is trust and distance. You cannot walk the plot, you cannot meet the seller, and you are relying on someone else to tell you what is really there.

Hussnain Estate Advisor has worked in the Faisalabad market for 23 years and is an authorized Sitara Group dealer. We deal with overseas clients by WhatsApp and video call, send current photos and videos, and walk you through each step so that you can decide from where you are.

This page is general information, not legal, tax or financial advice. Rules and fees change, so please have an independent lawyer review your documents and confirm current requirements before you pay.

What We Do, and What We Do Not Do

To buy with confidence you should know exactly what a property consultant provides and where you need other professionals.

Services we provide

  • Free consultation by WhatsApp, phone or Google Meet video call
  • Shortlists of plots, villas and commercial units that fit your budget (prices in PKR)
  • Current photos and videos, and live video tours of a site when available
  • Price lists, payment plans and project information from the societies we deal in
  • Guidance on which documents to ask for and what the buying steps are
  • A representative to meet you or your nominee on site and coordinate booking and transfer steps
  • Details by email or WhatsApp, whichever you prefer

What we are not

  • We are a property consultancy and an authorized Sitara Group dealer. We are not a government authority and not a law firm.
  • We do not give legal, tax or immigration advice, and we do not certify a title or a housing scheme's approval. Use an independent property lawyer and the relevant authority for that.
  • We are not a bank and do not process remittances or financing such as Roshan Apna Ghar. Banks do that.
  • We cannot guarantee returns, price growth or resale value.

Buy Property in Pakistan with Greater Confidence

Whoever you buy through, these are the nine checks overseas buyers should work through. Items 3 to 5 and 7 need an independent lawyer or the relevant authority; a dealer's word is not verification.

  1. 1

Identify the property and confirm its exact location

Get the society, block, plot number and a map pin. Ask for a live video of the plot with a recognisable landmark in frame, not a recorded clip.

  2. 2

    Obtain the available ownership records

Ask for the allotment letter or ownership papers and the latest land record. In Punjab the land record extract (fard) is issued by the Punjab Land Records Authority; ask your lawyer or representative to obtain a current copy rather than relying on an old photocopy.

  3. 3

    Verify the seller's identity

Match the seller's original CNIC or NICOP to the name on the file. If someone is selling on the owner's behalf, examine the power of attorney and confirm it with the issuing office or the owner.

  4. 4

Check ownership, encumbrances and legal status

Ask a lawyer to confirm there is no dispute, mortgage, court case or unpaid dues attached to the plot, and that the chain of transfers is complete.

  5. 5

Verify the housing scheme and its approvals

Confirm the scheme's approval with the relevant authority itself, and ask for the approval documents. Do not accept a brochure or a seller's word as proof.

  6. 6

Arrange a physical inspection through a trusted representative

A relative, your lawyer or a representative you trust should visit, photograph the plot and compare it with the file. We can also arrange a visit and a live video call.

  7. 7

Review the sale agreement with an independent property lawyer

Have a lawyer you choose read the agreement before you sign or pay: price, payment schedule, possession, transfer charges and what happens if either side defaults.

  8. 8

    Use documented, official banking channels

Pay by bank transfer to an account whose title you have checked, and keep every receipt and remittance proof. Avoid cash and personal accounts.

  9. 9

    Complete registration and mutation

After the sale is registered, the change of ownership must be recorded (mutation, or intiqal, in the land records). Do not treat the purchase as complete until it is.

The Buying Process, Step by Step

  1. 1

Tell us your goal and budget

Are you buying a plot to build on later, a ready villa, a commercial unit, or an investment you plan to hold? Your budget, timeline and purpose decide which society and which plot size make sense.

  2. 2

Hold a WhatsApp or video-call consultation

We talk through your options live, so you hear everything directly instead of reading brochures. We answer questions on prices, payment plans and what to verify.

  3. 3

Shortlist societies and receive photos and videos

We send current photos, videos and price lists for the societies that fit, and can walk the site on a live video call so you see the real condition of roads and development.

  4. 4

    Verify the documents independently

Before any payment, we share the allotment and ownership papers and the developer's schedule with you. Your own lawyer should verify them, and the housing scheme's approval should be checked with the relevant authority.

  5. 5

Book and pay through banking channels

Payments are made by bank transfer, with receipts and remittance proof kept for every instalment.

  6. 6

Sign through a power of attorney, or in person

If you cannot travel, a properly executed power of attorney lets a trusted person complete signing and transfer formalities for you in Pakistan.

  7. 7

    Complete transfer and follow-up

We stay involved through allotment and transfer, and continue to help with instalments, possession and, later, resale or rental.

Documents You Will Typically Need

The exact list depends on the society and the type of purchase, but overseas buyers are usually asked for:

  • Valid passport, and your CNIC, NICOP or Pakistan Origin Card (POC) as applicable
  • Recent passport-size photographs
  • Proof of your overseas address
  • Tax number details, where applicable: ask your adviser what applies to you
  • Bank details for the account you will pay from
  • Details of your nominee or next of kin, if the society or developer requests them
  • Power of attorney documents, if someone will sign on your behalf in Pakistan

Send us scans on WhatsApp and we will tell you what the chosen society asks for, so nothing is missed. See also documents required for property transactions in Pakistan.

Power of Attorney for Overseas Buyers

A power of attorney (POA) lets you authorise a person you trust in Pakistan to sign, collect documents and complete transfer formalities on your behalf. It is how most overseas buyers avoid flying in just to sign papers.

In general, a POA made abroad is attested as the rules of that country and of the Pakistani embassy, high commission or consulate require, and is then sent to Pakistan for use. Because the wording and the attestation steps matter, have a lawyer draft it for the specific transaction, state clearly what the attorney may and may not do, and check in advance that the society and the registration office will accept it. The Ministry of Foreign Affairs site lists Pakistani missions abroad.

Choose your attorney carefully, keep a certified copy yourself, and keep the authority limited to the property you are buying.

Payment Methods and Financing

Pay through banking channels so that every rupee leaves a record. In practice that means an international bank transfer or another bank-based remittance to the official account given for the society or seller, with the account title checked before you send. Prices are quoted in Pakistani rupees (PKR).

  • Confirm the account title and number in writing before each transfer.
  • Keep the transfer confirmation and ask for an official receipt for every payment.
  • Avoid cash, hand-carried money and payments to personal accounts you cannot verify.
  • Non-resident Pakistanis can ask participating banks about Roshan Apna Ghar, a State Bank of Pakistan scheme for housing finance. Terms are set by the banks; read our summary.

Remote Consultation and Video Property Tours

Book a free consultation at a time that suits your time zone. We can show you the society on a live video call when a site visit is available, send recent photos and videos, share price lists and payment plans, and shortlist plots or units that fit your budget. Our office hours are Mon–Sat, 10am–7pm (Pakistan time); message us on WhatsApp outside those hours and we will reply when the office opens.

  • Consultation by WhatsApp, phone or Google Meet video call.
  • Property details by email or WhatsApp, whichever you prefer.
  • A shortlist based on your budget, with prices in PKR.
  • Photos, videos and live video tours of a site, when available.

A video tour shows you a site; it cannot confirm ownership or approvals. See how to arrange a property video tour from overseas.

Buying Property in Pakistan from the UK, UAE, Saudi Arabia, USA, Canada and Australia

The buying steps are the same wherever you live. What differs is the time zone for your consultation, the Pakistani mission that attests your documents, and the currency you convert from. Pakistan Standard Time is UTC+5 all year with no daylight saving.

Buying Property in Pakistan from the UK

Booking a call:
UK time is 5 hours behind Pakistan in winter (GMT) and 4 hours behind in summer (BST). Our office hours of 10am to 7pm in Pakistan are roughly 5am or 6am to 2pm or 3pm in the UK, so mornings and early afternoons work best; ask us whether an evening slot can be arranged.
Attesting documents:
Your nearest Pakistani mission: Pakistan High Commission in London and its consulates. See the Ministry of Foreign Affairs site for the mission serving your area.
Currency:
GBP to PKR. Prices are quoted in PKR; use your bank's rate on the day you transfer.
Worth knowing:
UK buyers are often buying for family or retirement in Pakistan. Allow time to have a power of attorney signed and sent from the UK, and ask your adviser in the UK whether you must report overseas property or income there.

Buying Property in Pakistan from the UAE

Booking a call:
The UAE (UTC+4, no daylight saving) is 1 hour behind Pakistan, so our office hours are 9am to 6pm in the UAE and calls are easy to schedule, including after work on weekdays until about 6pm.
Attesting documents:
Your nearest Pakistani mission: Pakistan Embassy in Abu Dhabi and the Consulate General in Dubai. See the Ministry of Foreign Affairs site for the mission serving your area.
Currency:
AED to PKR. Prices are quoted in PKR; use your bank's rate on the day you transfer.
Worth knowing:
The UAE is close to Pakistan, so many buyers combine a site visit with a family trip. If you prefer not to travel, a video tour and a trusted nominee can cover the visit.

Buying Property in Pakistan from Saudi Arabia

Booking a call:
Saudi Arabia (UTC+3, no daylight saving) is 2 hours behind Pakistan, so our office hours are 8am to 5pm there. Weekend days differ from Pakistan's, so tell us which day suits you.
Attesting documents:
Your nearest Pakistani mission: Pakistan Embassy in Riyadh and the Consulate General in Jeddah. See the Ministry of Foreign Affairs site for the mission serving your area.
Currency:
SAR to PKR. Prices are quoted in PKR; use your bank's rate on the day you transfer.
Worth knowing:
Many Pakistanis in Saudi Arabia buy plots as a long-term family asset while working in the Kingdom. Keep bank transfer records for every payment.

Buying Property in Pakistan from the USA

Booking a call:
The USA is 9 to 10 hours behind Pakistan on the East Coast and 12 to 13 hours behind on the West Coast (it changes with daylight saving), so there is little overlap with our office hours. East Coast buyers can usually reach us before about 9am or 10am; for other times, message on WhatsApp and we will reply when the office opens, or ask for a booked call.
Attesting documents:
Your nearest Pakistani mission: Pakistan Embassy in Washington, DC and its consulates. See the Ministry of Foreign Affairs site for the mission serving your area.
Currency:
USD to PKR. Prices are quoted in PKR; use your bank's rate on the day you transfer.
Worth knowing:
Because of the time difference, send documents and questions on WhatsApp or email first so a call can be short and productive. Ask your US tax adviser about reporting requirements for foreign property.

Buying Property in Pakistan from Canada

Booking a call:
Eastern Canada is 9 to 10 hours behind Pakistan and British Columbia 12 to 13 hours behind (it changes with daylight saving). Eastern buyers can usually reach us before about 9am or 10am; Pacific buyers should plan a call at the very start of their day or ask for a booked slot.
Attesting documents:
Your nearest Pakistani mission: Pakistan High Commission in Ottawa and its consulates. See the Ministry of Foreign Affairs site for the mission serving your area.
Currency:
CAD to PKR. Prices are quoted in PKR; use your bank's rate on the day you transfer.
Worth knowing:
Canada is a Commonwealth country, so the Pakistani mission there is a High Commission. Ask it which attestation your power of attorney needs. Ask your Canadian adviser about reporting foreign property.

Buying Property in Pakistan from Australia

Booking a call:
Sydney and Melbourne are 5 hours ahead of Pakistan in winter (AEST) and 6 hours ahead in summer (AEDT). Our 10am to 7pm office hours are about 3pm or 4pm until midnight or 1am there, so afternoons and evenings in Australia work well.
Attesting documents:
Your nearest Pakistani mission: Pakistan High Commission in Canberra and its consulates. See the Ministry of Foreign Affairs site for the mission serving your area.
Currency:
AUD to PKR. Prices are quoted in PKR; use your bank's rate on the day you transfer.
Worth knowing:
Australia is a Commonwealth country, so the Pakistani mission is a High Commission. Confirm the attestation steps for your power of attorney before you sign it.

Overseas Buyer FAQs

Can overseas Pakistanis buy property in Faisalabad?

Overseas Pakistanis commonly buy property in Pakistan while living abroad. Requirements differ by society and by transaction, so we confirm the specifics for your chosen society before you pay anything, and recommend that your own lawyer reviews the papers.

Do I need to travel to Pakistan to buy?

Not necessarily. Many buyers use video-call viewings, a trusted representative, banking-channel payments and a power of attorney. If you prefer to visit, we arrange a guided site tour.

Which services does Hussnain Estate Advisor provide?

Consultation, property shortlists, photos, videos and live video tours, price lists and payment plans from the societies we deal in, and guidance on the buying steps and documents. We are not a law firm, a bank or a government body, and we do not certify titles or approvals.

How should I send the money?

Use banking channels such as an international bank transfer to the official account given for the society or seller, check the account title before each transfer and keep the confirmation and an official receipt. Avoid cash and payments to personal accounts you cannot verify.

Who can hold my power of attorney?

Typically a trusted family member or other person you choose. It must be properly drafted and attested for use in Pakistan, so have a lawyer prepare it and confirm in advance that the society and the registration office will accept it. Your nearest Pakistani embassy, high commission or consulate can advise on attestation.

Can I use Roshan Apna Ghar to buy a property?

Roshan Apna Ghar is a State Bank of Pakistan scheme through which participating banks offer housing finance to non-resident Pakistanis and Pakistan Origin Card holders. Whether a given property or society qualifies is for the bank to decide, so ask the bank before you commit. See our guide to Roshan Apna Ghar.

How do I know a society or plot is legitimate?

Verify the housing scheme's approval with the relevant authority and the plot's ownership records through your lawyer, and compare both with the papers you are shown. We can share the documents we hold, but they are not a substitute for independent verification.

Can I get prices in my own currency?

Prices are quoted in Pakistani rupees (PKR). Exchange rates move daily, so for planning you can convert at the current rate from your bank or a currency service; the rate your bank gives on the day of transfer is the one that counts.
