A note on this list
Hussnain Estate Advisor is an authorized Sitara Group dealer, so the societies we can speak about from first-hand knowledge are Sitara Group's. This is not a ranking of every society in Faisalabad. Apply the same checklist to any society you are considering, ours or not.
Seven criteria for judging a society
- Approval: is the scheme approved by the relevant authority, and can you verify that with the authority itself?
- Development progress: are roads, utilities and common areas actually built in the block you are buying, or only drawn on a plan?
- Location and access: how long does the drive to the places you use take, and what is the road to the gate like?
- Layout and amenities: are parks, a mosque, schools and shops planned and delivered, not just promised?
- Payment plan: is it clear, with fixed dates, written charges and a defined possession timeline?
- Transparency: will the developer's dealer give you papers, receipts and a site visit without pressure?
- Resale and rental depth: are other buyers building and living there, which tends to support demand later?
Sitara Group societies we deal in
- Wadi-e-Sitara: an established society with completed villas, 5, 10 and 20 Marla plots and a new extension with 1 and 2 Kanal plots.
- Sitara Supreme City: a premium residential development with 5, 7 and 10 Marla plots, wide streets and a planned layout.
- Sitara Smart City: a modern society with 5 to 10 Marla plots and planned utilities.
- Sitara Valley City: a mid-sized residential society aimed at first-time plot buyers and investors.
- Sitara Villas: ready-to-move luxury villas for buyers who want a finished home.
- Sitara Square and Sitara Grand Bazaar: commercial projects with shops, offices and commercial units.
Each has its own page with its price list, payment plan, location map and photos.
Match the society to your goal
A family planning to build and live in the home should weight location, amenities and the neighbourhood heavily. An investor should weight price, payment plan, development pace and resale depth. A buyer who wants a ready home should look at completed villas and inspect them in person.
