Approval and legal status
- Is the society approved by the relevant authority? In Faisalabad this is typically the Faisalabad Development Authority. Confirm with the authority.
- Is the specific plot part of the approved layout, and is it free of disputes?
- Does the plot have a clear title or a valid allotment from the developer?
Ownership and seller
- Verify the seller's identity against their original CNIC and the name on the file.
- Check the chain of ownership for resale files: every transfer from the original allottee onward.
- Ask whether anything is pending on the file, such as unpaid instalments or dues.
The site
- Visit in person, or via a live video call if you are abroad, and locate the plot on the ground and on the plan.
- Check the plot's size and dimensions against the file, and whether it is a corner, park-facing or main-road plot.
- Check road access, and whether utilities exist in that block or are only planned.
Money and paperwork
- Get the full price, booking amount, instalments, possession and transfer charges in writing, with dates.
- Pay through banking channels and check the account title before each transfer.
- Take an official receipt for every payment and keep copies of everything.
- Read the agreement, including late-payment terms and what happens if you cancel.
Red flags
- Pressure to pay immediately or a price that is far below similar plots.
- Reluctance to show original papers, let you visit or let a lawyer review the file.
- Cash-only payment or payment to a personal account.
- Promises of guaranteed returns.
