What a good consultant does
- Listens to your goal and budget first, then recommends options that fit them.
- Gives you price lists, payment plans and charges in writing.
- Arranges site visits and does not pressure you to decide on the spot.
- Welcomes your lawyer's review of the documents.
- Stays reachable after booking.
Proof to ask for
- Written confirmation that they are an authorized dealer for the society they are selling.
- A physical office you can visit and consistent contact details.
- References or past clients you can speak to.
- Official receipts in the society's or developer's name for every payment.
Fees and commission
Ask at the start who pays any dealer commission, how much it is and when it is due, and get the answer in writing. It should never be a surprise at the point of payment.
Red flags
- Pressure to pay a token today or a deal that is only available this week.
- Prices that are far below comparable plots with no explanation.
- Reluctance to share papers, allow a visit or show the office.
- Cash-only payment, or payment to a personal account.
- Promised or guaranteed returns.
